Freetown Home Sales Range From $319,000 To $750,000 In Late June

FREETOWN -- Seventeen property transfers were recorded at the Bristol County (Fall River District) Registry of Deeds between June 19 and July 18, but only eight of those deeds disclosed a sale price, with the highest recorded sale reaching $750,000 for a home on Doctor Braley Road.

MARKET OVERVIEW The registry recorded 17 total property transfers during the period. Of those, eight deeds disclosed a sale price, ranging from $319,000 to $750,000, with a median sale price of $600,000. The other nine transfers did not include a disclosed consideration amount, which is common for deed records and does not necessarily indicate the properties were transferred without payment. Based on raw count alone, 17 recorded transfers over the roughly one-month period reflects a mix of standard sales and internal family or trust transfers, discussed further below.

TOP SALES The month's highest-priced transaction was 71 Doctor Braley Road, which sold for $750,000 on June 24. Dennis C. Arruda and Judy Ann Kiendra Arruda were the sellers; Omar Shehadi was the buyer. Bed, bath and square footage figures were not available in the deed record.

4 Dean St. sold for $710,000 on June 29. Todd M. Jackson and Heather L. Jackson sold the property to Kaylee Ingram and Robert Ingram.

10 West Cudworth Ave. sold for $670,000 on June 29. Sean Patrick McCoy and Jessica McCoy sold the property to Leonard Brower.

1 Kelley Dr. sold for $630,000 on July 1. Brandon Andrade (also recorded as Brandon Joseph Andrade) sold the property to Matthew M. Talbot and Emily Talbot.

195 Slab Bridge Rd. sold for $570,000 on July 14. Anne M. Souza and David P. Souza sold the property to Gerson Heribert Pineda Ponce.

NEIGHBORHOOD BREAKDOWN By price tier, two disclosed sales fell under $500,000: 6 GM Way ($319,000, sold June 30) and 30 County Rd. ($430,000, sold June 22). Six disclosed sales fell between $500,000 and $1 million: 16 Water St., Unit C ($524,900); 195 Slab Bridge Rd. ($570,000); 1 Kelley Dr. ($630,000); 10 West Cudworth Ave. ($670,000); 4 Dean St. ($710,000); and 71 Doctor Braley Road ($750,000). No disclosed sales exceeded $1 million.

Braley Road saw multiple deed filings during the period. Properties at 29 Braley Rd. and 1 Dr. Braley Rd. changed hands without a disclosed price, and 71 Doctor Braley Road -- likely the same road under a fuller street name -- recorded the period's top sale at $750,000. Island Road Extension also appears twice in the filings, at properties without disclosed prices.

MARKET NOTES Nine of the 17 recorded transfers did not disclose a sale price. Of those nine, eight involved parties sharing the same surname or a named family trust as both grantor and grantee -- for example, Steven T. and Kimberly L. Slavin transferring their Glad Street property into a trust in their own names, William M. Furness Jr. transferring his Island Road Extension property into the William M. Furness Jr. Trust, and Jodi A. Blair transferring her Pierce Way property into a family trust. The deed data does not indicate the reasons for these transfers, and none is characterized here as a sale in the traditional sense.

One no-price transfer, the July 1 filing at 1 Dr. Braley Rd., involved different surnames on each side -- Daniel K. and Lillian B. Blizard as sellers, Robert Joseph Pratt as buyer -- making it the one transaction in the no-price group that resembles an arm's-length sale rather than an internal family or trust transfer.

Property types could not be distinguished as single-family, condominium or multi-family based on the deed data provided, with the exception of 16 Water St., Unit C, which is recorded as a unit sale and sold for $524,900.
